Use a range, not a magic number
A responsible pricing review compares recent nearby sales, current listings, failed or expired listings, lot and floor-plan differences, visible condition, and the likely buyer pool. It should also explain which facts are verified and which are assumptions.
Preview limitation: This build has no approved MLS feed or verified property-data provider connected, so it does not display invented valuations or market statistics.
What to gather before the review
- Major improvements and approximate completion dates
- Known repairs, deferred maintenance, or insurance claims
- Mortgage payoff estimate and any other liens
- Your ideal move date and your latest workable date
- Whether convenience or maximum exposure matters more
Value is only half the decision
The highest list price is not automatically the best outcome. Compare estimated net proceeds, preparation cost, carrying cost, contingencies, and the probability of closing on your needed timeline.
